Why Single Tenant Net Lease?
A single tenant net lease investment includes freestanding offices, industrial buildings, and commercial real estate properties that are leased and occupied by one user or one company. Typically the tenant has committed to a long-term lease – usually longer than 10 years, and as long as 25 years with possible rent increases over the lease term.

These are the most reliable, dependable and risk averse commercial properties on the market. Depending on the type of asset, there is little to no management responsibilities on your behalf. If it is a true NNN asset you are acquiring, the tenant agrees to pay property taxes in addition to rent and everything associated with the property becomes the responsibility of the tenant instead of the landlord. There is absolutely nothing you need to do except cash those checks or check your accounts for rent deposits.
